Yes. Up to 2 dogs or cats. $150 non-refundable pet fee added at booking. Please keep pets off the beds and furniture, and rinse dogs off after they've been swimming or on the dock. If excess pet hair triggers a longer clean, a $195 deep-clean fee applies.
Yes — the boat slip has direct Gulf access. From the dock, it's a short ride down the Suwannee Point canal into the open Gulf of Mexico. Manatee-tour launches at Three Sisters Springs are about 15 minutes away by car if you'd rather join a guided trip.
No — we provide 3 kayaks and 2 paddleboards. Paddles, PFDs, and basic gear are all here. Launch straight from the dock. If you're bringing your own vessel, the trailer parking on-site makes it easy.
Self check-in via a keypad code. We'll text the code to the phone number on your booking on the morning of check-in. Check-in is 3:00 PM or later. There's no lobby, no key exchange, no wait.
Yes — the home is elevated on stilts, and the covered area underneath fits up to six vehicles plus a boat trailer. Pull the trailer straight down to the slip and launch. No offsite storage lot needed. Do not park on the landscaping — damaged sprinkler heads are billed at $250 each.
Yes — a private in-water boat slip right at the back of the property with direct Gulf access. You can launch your own boat, tie up at the dock, and be on Crystal River or in the Gulf within minutes. If you don't have a boat, the 3 kayaks and 2 paddleboards are included with every stay.
Yes — four outdoor cameras, all disclosed. Front door, north side of the home, south side of the home, and the back/waterfront side monitoring the dock and boat slip. No cameras inside the home. Full disclosure is on the rules page.
Everything you'd want to actually cook a meal. Real coffee maker with coffee, sugar, salt, pepper, cooking oils, a working spice cabinet, dish soap, dishwasher tabs, full-size stove, dishwasher, plus counter space for two people who cook. Bathrooms stocked with shampoo, conditioner, body wash, hand soap, TP, and full-size towels — pack lighter.
Full refund within 7 days of booking. 50% refund if you cancel more than 7 days after booking AND more than 90 days before check-in. Non-refundable within 90 days of check-in (we'll try to help you rebook). Mandatory Florida-declared hurricane or tropical storm evacuation for our Citrus County zone = full refund or future-stay credit at your choice.
Same house, same nightly rate — but Airbnb charges guests a service fee (~14%) on top. Booking direct skips that fee. On a typical stay that saves you $40 to $60 per night. We accept card via Stripe with a small processing surcharge (2.9% + $0.30) that's still much less than Airbnb's fee.
Fraud prevention. The person booking has to be the person staying — verifying the ID up front stops booking fraud and keeps the home safe. Your ID is encrypted at rest, held only by the owner, retained for 7 years to match Florida's statute of limitations, and never shared with third parties except in response to a lawful subpoena or safety emergency. Yes. Tree, garland, lights on the porch, the whole thing. If you're booking a holiday stay, we make sure the house feels like home for the holidays. Pantry gets a heavier restock too (cocoa, baking basics, coffee).
1 hour 20 minutes to Walt Disney World in Orlando. Yes, actually a day trip. Leave at 7, rope drop by 9, ride the mouse all day, be back on the dock by 10. See the day trips section of the local guide.
Partially. The home is elevated on stilts, so access from the parking area to the main floor is via an exterior staircase — there is no elevator or ramp. Once inside, the main floor is single-story with wood floors. If accessibility is essential to your stay, text us and we'll walk through the specifics together before you book.
Text or email right away and we'll dispatch a repair contact as soon as possible. In-stay repairs are on us — you're not charged for on-site coordination during emergencies.
Yes, up to 90 nights. Stays over 28 nights include a $195 deep clean every 3 weeks (bedding, linens, restock) automatically calculated at booking. Longer than 90 nights, email us and we'll draft a separate long-term agreement.
Yes: 10% off automatically for 30+ night stays; 5% off automatically for returning guests. Occasional promo codes come out via our friends+family list. Booking direct saves you the platform service fee versus Airbnb.
